Free 2006 Landlord Right's and Responsibilities Book
In the year of 2006 an objective of the Department of Rental Practice is to promote awareness about the danger of Lead-Poisoning, how it can affect the health and safety of both children and adults, and the proper precautionary measure necessary to prevent infection; by informing Landlords about certain mandated disclosures. By providing this information collectively with other environmental hazards, this shall not only reduce the amount of Lead exposure to children and adults, but will also provide awareness to rising evidence that exposure to other environmental hazards are in fact proven to lead to cancer, birth defects and other reproductive harm. 5% of the net proceeds from the sale of the “Combined Rental Disclosure Book” will be donated to Children Suffering from Illnesses Caused by Lead Poisoning, and to The American Cancer Society. Not only is disclosing the possible presence of lead-hazards the law, but it is also the right thing to do. Facts In the United States today estimated over 400,000 children ages 1-5 have elevated lead blood levels. The greatest risks of injury from lead poisoning are to young children whose developing bodies and brains are sensitive to even small amounts of lead. The exposure to children can leave a child with irreversible injury. These injuries include: learning disabilities, brain damage, loss of IQ and intellect, academic failure, neuropsychological defects, attention deficit disorder, hyperactive behavior, antisocial behavior, neurological problems, brain swelling, organ failure, seizure, coma and death. Sadly, In March of 2000, a 2-year old girl died of lead poisoning. Investigators concluded that the lead paint and dust in her New Hampshire home was probably the source. Although children are primarily at risk, lead poising is also dangerous to adults. An increased frequency of miscarriages and stillbirths are becoming more common among women working and living around the presence of lead. Signs The following are some of the warning symptoms of Lead Poising: sluggish behavior, apathy, headaches, staring periods, tremors, seizures, loss of consciousness, abdominal cramps, and loss of appetite, constipation, irritability, and hyperactive behavior. According to the United States Attorney’s Office, for some offences the maximum penalty for certain extreme lead-paint offences can be 5 years imprisonment and, a $250,000 fine, a two or three years terms of supervised release and a $100 special fee assessment. EPA Release: October 5, 2005; Release # sr051005 a property management company for seven apartment complexes in Connecticut has been issued a complaint seeking $82,720 in penalties for violating federal regulations requiring disclosure of information about the presence of lead-based paint.
